cost mainly. And they just don't do them here. Which explains the cost / lack of expertise. I don't think the ground water issue is as big as some make it. Bottom line is, we don't need them here. Up north, you have to go deep with your footings due to the frost line anyway, so the incremental cost of a basement is not that much more. Not so here. So it's MUCH cheaper to build up / out instead of down. |

also above ground square footage at least in utah is worth twice of what below ground square footage is worth.

Back east, basement square footage is not factored in to the actual square footage of the house. It would be mentioned and discussed, but not included in the actual numbers.
