That differential is in the process of returning to the previous ratio as the Central Valley from Merced through Stockton and Sac town get hammered by foreclosures and falling real estate prices to a much greater extent than the Bay Area is.

How about Mission Hills also? Or northern LA County in general?
Granada Hills is at the north end of San Fernando Valley just before you reach the I-5/14 interchange and head into Santa Clarita.

Granada Hills is an older community. Used to have decent schools like GH, Van Nuys, Sylmar, etc. Kennedy HS and Alemany HS (Catholic private school) are decent schools. John Elway was a star at Granada Hills High.

Seemed to have decent wards. Lots of their youth would come up to Valencia for the stake dances. We stomped their asses in regional basketball but then our luck ran out against a team full of ringers from neighboring Chatsworth. They were better than our ringers.

Lots of porn production in the area. Probably not so much in the GH area, but further south in San Fernando for sure.

You're just a skip away from Northridge. Home of the massive '94 quake.

But you're also close to Van Nuys Airport.

I'd look west or north if I were relocating to the area. Strong church presence in Thousand Oaks, Ventura Co area and north in Valencia/Santa Clarita. Talk to FlyStripper about Valencia. Awesome schools there. Arguably one of the best football leagues in California if not the US between Valencia, Hart and Canyon Country. 2 stakes. Tons of youth. Lots of things for kids to do. Castaic Lake, Magic Mountain, etc. Plus it's a safe area and just a bit further removed from LA but still in LA County.

I like the TO area cause the schools are excellent, strong church presence, and being so close to the ocean it's a bit cooler than north LA Co.

Testify, brother.

Just a hop, skip, and a jump from Zuma Beach and all the skimboarding you can handle.

Also, far enough away from Simi Valley that you dont have to worry about the crime rate over there...
