I live in one of the only areas of the country where home prices have gone up in the last year.

I don't expect that trend to continue, but I also don't expect it to go down that much. Charlotte's housing never saw the meteoric rise that a lot of other markets saw. We bought our house in 2003, and its value has increased between 5% and 10% every year, so we didn't have any years where it went up 20% like some markets, but we likely won't see any years where it tanks, either (I hope). We are about 35% up now from when we bought it.
